Affordable Housing- Development Update
We are pleased to advise that we are now in a position to begin the exciting works to create brand new affordable housing in both Fawters Close and Magdalen Gardens. These are the first houses that the housing department has built in over 25 years, and we are really excited to take this step forward and make a difference to the growing housing need. We hope that this will be the first of many site re-developments to come.
Borras is the chosen contractor and will be carrying out the construction on both sites simultaneously. Borras has plenty of experience in this type of work, transforming smaller disused sites into well-needed housing, and we are looking forward to working with them.
Here is what will be built on each site...
This will consist of four single storey properties for the over 65s. These properties will be adapted for wheelchair access if required, and will include a smaller secondary room that could accommodate a carer if necessary. The properties will also have their own garden space and allocated parking.
This site will accommodate three 3-bedroom family homes, which are in great demand and will be a benefit to our housing stock. The properties will benefit from a private garden space and allocated parking, with a welcoming living and dining room space at the rear of the property looking out into the garden.
Work will be starting on both sites from 13th March 2017. Magdalen Gardens is due to be completed in early October, with Fawters Close a few weeks after in early November.
Please see an overview of the programme below, to give you an idea of what will be happening when.....
March- Sites will be prepared for construction, including installing welfare and storage facilities. Construction will be running simultaneously on both sites. Ground work and foundation work will also commence.
April-June- Timber frames will be erected. External structure and drainage works will be completed. This will also include some internal works such as plastering.
Fawters Close- External brickworks will be completed, along with internal works. Access road and parking spaces will be created.
Magdalen Gardens- Further internal works will take place. Access roads and parking will be created.
Fawters Close- External paving will be completed.
Magdalen Gardens- Further internal works will be carried out including tiling, decorating and fencing.
Fawters Close- Further internal works will be completed including tiling and decorating. External fences will be erected.
Magdalen Gardens- Final paving and turfing will be completed, along with internal flooring. Final checks of the development will then be carried out.
Fawters Close- Landscaping will be completed along with final checks of the site. The site is due to be handed back to the Council in early November.
Magdalen Gardens- After final checks, the site will be cleared and handed back to the Council in early October.
Although Borras will endeavour to keep disruption to a minimum, there may be times when this is unavoidable. All possible measures will be taken to avoid any inconvenience to the surrounding residents.
A traffic management plan will be put in place for both sites to accommodate deliveries etc. and there will operatives on site to manage this. Measures will also be taken to keep the surrounding areas clean and free from obstructions.
We appreciate the neighbouring resident’s cooperation during this time and ask that everyone remains vigilant and takes care around the building site area.
